A recent report from rented.com of 120 short term rental markets across the United States(*) shows that the average estimated rental income for Rehoboth Beach, Delaware is $16,462. Seachange Vacation Rentals has consistently maintained that we have doubled Owner Income for property owners that have transferred management of their properties over to us. A quick look at our actual numbers, not estimates, makes me very bullish on Seachange Vacation Rentals performance for 2015 and 2016 year to date.

For 2015, Seachange Vacation Rentals produced an average gross income for our owners of $26,716.58. The range was between $6,700 (a 3-bedroom property listing late in the year – April 2015, with the Owner reserving a lot of weeks off of the rental market for personal use, and also shutting rentals down for 2015 at labor Day) and $72,750.03 (a 4-bedroom property with us for the entire season, available for 3-night minimums in the off-season, but no long term winter rentals, and only a few weeks reserved off the rental market for Owner personal use).

2016 year to date finds us nearing the end of our 18-week summer season, the end of the third quarter, and before the transition into off-season 3-night minimum, and longer term winter rentals (where applicable). 2016 Year To Date numbers already see our Gross Income for our Owners up 19% at the same point 2015 Year to Date. The 2016 average Gross Income per Owner is $32,899. The range is between $6,150 (a 3-bedroom property listing very late in the season: July 2016) and $65,550 (a 4-bedroom property that has been with us all season with only 2 weeks of owner personal use off of the rental market).

Because property sizes vary, when looked at as an average income per bedroom, 2015 saw us produce an average income of $10,969 per bedroom. 2016 year to date has seen us produce an average income of $10,967 per bedroom. An average of $10,968 for 2015 – 2016.

If, for example, you have a 3-bedroom house, then on average we’re going to get you $32,904 of gross rental income. Note that average numbers are skewed downward by Owners restricting available rental time, and some properties not listing until late in the season.

Going back to the 2016 short term rental market report mentioned at the outset of this post(*), the average estimated rental income for Rehoboth Beach is given as $16,462. Seachange Vacation Rentals average reported actual rental income is $32,901.99.
